How carpet cleaning is priced
Most reputable local cleaners, including us, price carpet cleaning per room, by size, rather than charging a vague flat fee or quoting purely by the hour. It's the fairest way to do it: a small box bedroom and a large through-lounge clearly aren't the same job, so they shouldn't cost the same.
At Jay's Cleaning, rooms start from £20 for a small room and go up by size from there, with a £50 minimum call-out. The minimum simply covers the time, fuel and machine set-up for sending a fully equipped van out to you — it means a single small room and a whole house are both worth doing properly.
A quick tip: it's almost always better value to have a few rooms done in one visit. Because of the minimum call-out, two or three rooms together usually work out far better per room than booking a single small room on its own.
What you're actually paying for
It's worth knowing the difference between a professional clean and a hired supermarket machine, because it explains the price. A proper job isn't just running water over the carpet — it's a process:
- Inspection and pre-treatment — stains, traffic lanes and high-use areas get treated before the main clean.
- Hot-water extraction — professional Prochem machines and Prochem solutions flush hot water deep into the pile, then extract the dirt and most of the moisture back out.
- Proper drying — powerful extraction means carpets are typically touch-dry in a few hours, not soaked for days.
You're also paying for the things that don't show up on the carpet but matter just as much: a family-run team with 25 years' experience, full public liability insurance, and DBS-checked technicians coming into your home. What affects your final price
Two homes with "three rooms" can land on different prices, and that's normal. The main factors are:
- Room size. Rooms are graded small, medium or large — the bigger the floor area, the more there is to clean.
- Number of rooms. More rooms in one visit spreads the call-out and usually improves the value per room.
- Stairs, halls and landings. Stairs are fiddly, detailed work and are priced separately — and they count as normal rooms, so they qualify for the 3rd-room-free offer when you book online.
- Add-ons. Optional Scotchgard protection adds an invisible barrier that helps carpets resist future stains; it's a small per-room extra applied straight after cleaning.

No — the fixed price you see is exactly what you pay. There's no VAT added and no hidden extras. The only thing to be aware of is the £50 minimum call-out, which is why booking two or three rooms in one visit is the best value.
Does stain removal cost extra on top of the room price?
No — our prices are fixed with no hidden extras, so you won't get a surprise charge because a room has stains in it. What we won't do is guarantee a stain will come out: old or set-in marks, and the likes of turmeric or hair dye, sometimes won't fully lift no matter who cleans them. If a particular mark is worrying you, send us a photo on WhatsApp and we'll give you a free, honest assessment before you book.
How much does an end-of-tenancy carpet clean cost in Watford?
Exactly the same as our normal fixed prices — rooms from £20 to £30 by size, £40 for a through-lounge, with a £50 minimum call-out — there's no end-of-tenancy premium.
